What are the landlord's obligations?

  • Thon Eiendom ensures that the housing is in good condition and carries out regular inspections and maintenance.
  • We ensure compliance with fire regulations and check sprinkler systems, smoke detectors, emergency exits and fire extinguishers.
  • Responsibility for ventilation systems.
  • Responsibility for tidying and cleaning common areas. 

What are your obligations as a tenant?

  • Take care of your apartment and common areas to avoid unnecessary wear and tear.
  • You are responsible for simple maintenance, such as cleaning the exhaust fan, emptying the drain and water trap, lubricating the door hinges, etc.

What are the rules for contract termination and moving out of an apartment?

  • The contract is concluded for three years, with a lock-in period of the first 12 months.
  • Termination must be made in writing to the housing consultant and will take effect on the first day of the following month.
  • The notice period is three months.
  • The apartment and storage space must be cleared and emptied, as well as cleaned and prepared for the next tenant.
  • The electricity contract will be transferred back to the property owner.
  • A housing consultant will walk through the apartment with you on the move-out date to ensure that the maintenance obligation has been fulfilled and all keys returned.
