10 good reasons to buy your apartment before it’s built

Thinking about buying a newly built apartment? There are lots of good reasons to invest in a brand-new home under construction. Here are ten of them!

It’s hard to imagine a more important investment than a home. After all, this is where you will be living your life for many years, both daily life and milestones. 

As much as giving an old home a new lease on life may sound like an enjoyable challenge, buying a brand-new home gives you completely different possibilities – practical, financial and aesthetic.       

Kristin Nyquist, Head of Housing Sales at Thon Eiendom, gives you ten reasons why a newly built apartment may be the right choice for you:

1. You get to start from scratch 

When you move into a resale home, you have to deal with renovations.  

Flooring, wallpaper, colours and tiles are only a few examples of aesthetic choices that don't always stand the test of time and are tedious to have to update after moving into a new home. The same applies to impractical layouts. 

“In a newly built apartment, you can move right in without having to renovate after the last owners or update their choices,” Nyquist points out.

2. Make your home exactly how you want it  

Different life situations and family relationships mean different housing needs. The possibility to make your home exactly how you want it is a luxury that only comes with a brand-new home. 

By buying the apartment at an early stage of the development project, you have even more choices to personalise your new home - whether it involves an extra children’s room or more space in the kitchen. Most newly built homes have lists of options that let you customise your apartment to your taste.

3. You're not just buying a home, but also time 

A common mistake when moving into a new home is to rush things. 

After all, the furniture, colour scheme, overall style and other interior choices are something you’ll have to live with long after you’ve moved in. Taking it slow, maintaining an overview and not rushing into anything when making decisions are therefore essential for creating the home of your dreams - and perhaps equally as important: getting rid of all the things you don't need along the way.   

“Another advantage is that it's more practical,” says Nyquist.  

"You have a specific move-in date and can schedule the sale of your old home based on that date. You'll also have plenty of time to plan how to decorate your interior!"

4. Modern solutions inside and outside the home 

The fact is that new apartments use every square metre more efficiently than old ones.

In addition, many of the homes that are now being built have balconies, roof terraces or other types of outdoor areas that add that little something extra, especially during the spring and summer, where you can start the day outdoors with breakfast, coffee and a newspaper.     

Better solutions are also often found in the area around new buildings. Garage space, public transportation, cafés, shops and beautiful parks are often found in the local neighbourhood that make living there even more enjoyable.

5. Avoid unpleasant surprises

Old apartments are usually sold 'as is'. Although this does not mean anyone can sell a home with defects, there may be wear and tear that is almost impossible to detect.   

The sales manager points out that it is safer to buy a brand-new home.

"You have a five-year warranty on your home. This gives you much stronger legal protection than when buying a resale home."

Nyquist also points out that Thon Eiendom conducts a one-year inspection together with all buyers.

"We do this to make sure that your home is in order after you have moved in."

6. It pays off in the short term...

Most people are concerned about making a wise investment when buying a home. When you buy a newly built home, you save money on document fees," Nyquist explains.  

"You only pay 2.5 per cent of the plot value in document fees. With a resale home, the document fee is calculated on the basis of the purchase price, which can often be somewhat unpredictable.

Another significant financial fee when it comes to new construction is advance payment on signing the contract. At Thon Eiendom, this is only 5%, while general practice in the industry is 10%. The remainder of the purchase price is paid when you assume ownership."

7. …and it pays off in the long run

Low costs for refurbishment, maintenance and repairs make a newly built home a smart investment for the future. After all, it's a lot more enjoyable to spend money on, especially when decorating and making your brand-new home yours.   

Also worth considering are the electricity costs, which can make up an unpleasantly large part of the monthly budget in resale homes. In a new building, heating costs are considerably lower - which is closely related to the following:

"If you buy a brand-new home, the price is both fixed and predictable," says Nyquist.  

10. You get a home for life 

You may have heard of lifecycle standard and universal design, terms that are becoming increasingly common when new buildings are constructed. But what do they mean exactly?  

Lifecycle standard means stair-free access - and a lift in apartment buildings - with all important rooms located on the entrance level and plenty of space between them. This makes it possible to continue to live at home even if you have a temporary or permanent disability.

In other words, universal design means that you can live in the same house or apartment for the rest of your life if you want to. Once you’ve found your dream home, it's not unthinkable that you will want to live there until old age.
